Bearsden Victorian Villa
KITCHEN & UTILITY RENOVATION
Modernising a historic footprint to create a fluid, multi-functional family space while preserving period character.
Structural Reconfiguration: The removal of a substantial stone load-bearing wall has unified the previously separated kitchen and dining areas, creating the open-plan flow essential for contemporary family life.
Adaptive Reuse: We repurposed underutilized areas, converting an external coal store into a modern shower room and reconfiguring the rear entrance to establish a dedicated boot room and utility suite.
Heritage Preservation: To honor the villa's history, we installed high-performance, energy-efficient sliding sash windows that perfectly replicate the original Victorian detailing while providing modern thermal comfort
Harmonising Past and Present
This project required a sensitive yet bold approach to bring a grand Victorian villa up to the standards of modern living. By structurally opening up the ground floor, we erased the rigid separation of the past, delivering the seamless open-plan kitchen and dining layout the clients envisioned.
Beyond the main living space, the design focused on "smart luxury." We reclaimed the former coal store and reconfigured the rear access to create a highly functional service wing—featuring a new boot room, utility, and shower space—without compromising the building's period charm.
The Result: A seamless blend of heritage architecture and contemporary functionality, providing a stylish, robust environment perfectly tailored to the dynamics of a young family.
