Before any design decision is made, Linsey gets to know how you actually live — your daily routines, how your family uses each room, what is not working and why. We take time to properly understand your project and decide the best course of action for you and your family. We offer a full open-book breakdown of costs so you can remove or add any materials you wish. Linsey personally manages every design and build project from concept to completion — you always have one person to call.

As a rough guide, build only is around £3,000 per square metre (June 2026), but this varies depending on groundworks, drainage, wall types, roof specification and finishes. Every project is different, and we provide a full open-book breakdown of costs so you can add or remove items as you wish.

If nothing is moving, a mid-size kitchen typically takes around one week. If you are relocating a sink, dishwasher, hob or oven, or installing underfloor heating, allow around two weeks for a mid-size kitchen. Every project is different, and we will give you a clear programme before work begins.

We offer a full design and build project management service. We help you choose the right products for your home, take care of all orders and arrange deliveries when needed. We co-ordinate our own team of tradespeople to ensure your project comes in on time and within budget. If something is broken or damaged, we replace it. If something is delayed, we adjust the programme. We take responsibility and remove the stress from you completely.

We have a team of trusted, insured and certified tradespeople who work together regularly. We co-ordinate the whole project for you — you do not need to source or manage anyone yourself.

Our building consultation is complimentary. Our Interior Design consultation starts from £300 and includes ideas and a plan to take you forward with your interior design project.

We are not VAT registered. VAT is not charged on our labour costs, which makes a significant difference to the overall cost of your project.

We work on all types of domestic properties and are especially experienced with Victorian and Edwardian villas, as well as smaller, independently owned hotels. We try to make renovations as “Livable” as possible so you dont need to move out. We will always discuss the practicalities with you before work begins to make sure the process is as smooth and stress-free as possible for your family.
